Stand on a stretch of Hillsboro Beach’s millionaire mile long enough and you’ll begin to notice what makes it unique. It’s not just the opulent houses, though they’re there, set back, private, largely unseen. It’s the water. On one side, the Atlantic, open, powerful and uninterrupted. On the other, the Intracoastal, calmer, more contained, moving at its own pace.
Rosewood Residences Hillsboro Beach and its penthouse collection enters that landscape with a different proposition, introducing a new way of living to a coastline that has long been definted by private estates, one that combines full-service hospitality with the scale and privacy of a standalone home. Spanning nearly 12 acres and more than 1,200 feet of combined waterfront, the development is composed of two buildings with just 92 residences in total.
Developed by Related Group and Dezer Development, it brings Rosewood’s residential model to a barrier island setting where the two bodies of water shape daily life. As Nick Pérez of Related Group notes, “Hillsboro Beach is one of the rare places where both ocean and Intracoastal living coexist, making ownership opportunities of this kind exceptionally uncommon.” The penthouse collection, 15 residences in total, is split between the two, with six oceanfront homes and nine facing the Intracoastal.

The residences themselves have been conceived with the idea of creating “houses in the sky.” The oceanfront penthouses, set atop the 10-story beachfront tower, range from roughly 5,000 to 5,560 square feet, with four- and five-bedroom layouts and generous family spaces. Across the property, the Intracoastal-facing homes span approximately 3,200 to 6,400 square feet, offering three- to five-bedroom configurations, many with additional dens. Ten-foot ceilings and floor-to-ceiling glass frame both sunrise and sunset, allowing the light to filter in throughout the day.
The interiors are fitted with Herringbone wood flooring, European millwork, and Italian kitchens with Wolf and Sub-Zero appliances. Primary suites are designed with deep soaking tubs, natural stone showers, and fully finished closets, while smaller details, such as integrated espresso systems and makeup vanities, are designed to make the small gestures of daily life feel streamlined and luxurious.

It is, however, the outdoor spaces that make the experience stand out. Terraces, ranging from 3,500 to over 6,000 square feet, extend the living environment outward, with private plunge pools, summer kitchens, open-air dining areas and lounge spaces for residents to relax outdoors in the privacy of their own home. Everything one would want in a stand-alone house, just elevated above the shoreline.
What Rosewood brings to the project is the service layer, and here it is extensive. Residents will have access to a full suite of amenities managed directly by the brand, including a wellness center with spa facilities, hammam, sauna, hydrotherapy and cold plunge pools, as well as two fitness centers. Outdoor, residents will be able to enjoy oceanfront and sunset pools, direct beach access with attended service, and a private 14-slip marina.
Recreation is fully integrated as well: tennis, paddle tennis, pickleball, and bocce courts are all part of the property, alongside a pro shop and additional leisure spaces such as a game room and multi-sport simulator. Dining will be guided by a yet-to-be-announced celebrity chef, with multiple venues planned, from an oceanfront restaurant to more casual options, including a cocktail bar and breakfast space.

The project recently celebrated its topping-off and initial closings are anticipated by late 2026 and into 2027. Pricing for the penthouse collection begins at $16.5 million, with strong demand already reported ahead of completion.
All in all, Rosewood first hospitality-branded residences in the area introduce a new way of living and a level of service never seen before in Hillsboro Beach, one where dream homes are suspended between two gorgeous bodies of water, and where space, privacy, and service align at the highest level.
